TERMS AND CONDITIONS

Payment: Your first night's accommodation to be paid on booking and account to be settled on departure. We can't accept cards, we accept cheques(deposit only) and cash. Your reservation will be confirmed by letter or e mail upon receipt of your cheque, full postal address and telephone number.

Cancellation: If you need to cancel your reservation, for whatever reason, please give us as much notice as possible. If you cancel within 48 hours of your arrival date we will keep the full deposit, if we are unable to re let the room ,which we will endeavour to do . In the event of a 'non arrival' we will charge the full deposit Advance deposits can only be refunded if we are able to let the accommodation but a small charge of £5.00 will be taken to cover expenses We advise customers to take out travel insurance to cover this risk.

Smoking: We do not allow smoking in our rooms –ash trays are provided in the garden on request

Car parking: – There is private off road parking and guests are welcome to leave their cars on the premises during their stay.. We are obliged to state that cars and their contents are parked entirely at the car owners' risk.

Check in/out times: – Check in by prior arrangement. Rooms must be vacated by 10.45am on the day of departure unless another time has been previously agreed. If you or any member of your party has any special access requirements or dietary needs, please let us know. (A copy of our 'access statement' is available upon request, or on our web site )
